Legal Question in Landlord & Tenant Law in India

I have a flat in a pvt. residential colony.For lack education availability nearby and transport problems,we have decieded not to live in it.But as the property is vacant we have decieded to allow a few girl students(6) to live heare as temporary tennants provied that they pay a meagre amount.The promlem is that a few residents nearby are not allowing this,citing social problems involving girls.To add to their cause they are saying that it is a pure commercial activity and is voilative to the sales agreement.The threaten me of intervention and have asked for the cancellation of sale deed. please help...

Dear Sir / Madam,

What you do with your flat is purely your prerogative and cannot be prevented on flimsy grounds. The Society cannot outright object to you giving your flat on Leave and License to the six girls provided the girls are residing in the flat and they do not commit any nuisance or disturb the neighbours. The Society is supposed to levy the prescribed "Non Occupancy Charges" in your monthly maintenance bill which you are supposed to pay regularly to the Society. If the licensees commit any nuisance, they are liable to be asked to immediately vacate your flat.
