Legal Question in Landlord & Tenant Law in India

My landlord is cheating me. His house condition is too bad, flooring not up to the mark. In our first meeting i rejected his house for rent. He came in my house and promissed me that he wants to renewd his house becoz every body rejected his house. So he wants my help .he told me you renewd my house as you want and we will contribute you. In part of my contribution he will stay me for till 3 years. I spend for his house 1 lacks 15000 for flooring and 12000 for painting.after complition all work he told me i will contribute you in only rent .my property rentis 14000 so you give mea 10000 rs month. I was shocked becoz flat rent is hardly 12000 in market even my nebours was gave only 11000 for same type of flat. I feel bad but i have no written profe. I adjust with my owner becoz i have no other choice.i was shocked again when he sent me a sms after 10 months .areyou want to continue your agreement becoz i have a tanent of 18000 rs rent.

I extreemly shocked .becoz he knows i want to stay in this flat /property for 3 years. Again i have no choice for compromise Finally i gave him rent a rs 15000 monthly for next 11 months .and my nebour flat is only rs 13500. I pay more than others after investing my money in this flat

Pl help me is it any law and any solution.

Dear Rupali,

The initial money of Rs, 27,000/- that you spent for tiling and painting could be construed as Security Deposit which was to be adjusted @ Rs. 4,000/- (rent charged Rs, 10,000/- per month instead of the prevailing market rental of Rs. 14,000/- per month) from the monthly lease charges you owed the House Owner for his premises. Thus, at the end of 11 months ALL tenure, the lHouse Onwer has in effect given you a total rebate of Rs. 44,000/- against your initial investment of Rs. 27,000/- in the place so as to make it habitable for you, and you are legally bound to either renew the lease again, else vacate the Owner's premises. So going further, if you need the premises, you should renew the ALL at the prevailing market price (try and bargain for Rs. 1,000/- to Rs. 2,000/-) reduction with the Owner. if he disagrees, renewing the lease at the prevailing and asking lease charges is advisable and recommended.
