Legal Question in Real Estate Law in India

>Dear sir

>

>I own a piece of land and two years ago I entered into a development agreement with a builder. According to the dimensions of the land, builder got prepared the blueprint of the flats to be constructed on the said land according to which on every floor(G+3) 2 flats of 2 bhk (in total 6 flats) was to be constructed. And the builder will provide us with 2 flats 2bhk(1950 sq ft approx)as land owners share. There after we entered into the development agreement with all the other necessary clauses. After the commencement of the such agreement the builder told us that a new blueprint has been prepared according to which on every floor one 3bhk and one 2bhk flat will be constructed. After that the builder agreed to give us one 3bhk and one 2bhk flat but they said that there is no need to change it in the development agreement as it could be settled upon mutual understanding and good faith. Then we decided that that we will retain the 3bhk flat and sell upon the 2 bhk flat through builder. But now when more than half the construction has been done, builder is saying that they will give us one 3 bhk flat(1350 sq ft) and cash for only remaining 600 sq ft (ie 1950 sq ft in total) as per the development agreement.

>Sir kindly suggest the necessary steps we could take against the builder as we have been cheated
