There is a deed of assignment between X(seller) and Y(Buyer) for sale of property. Y has to clear payments till 30th June 2013, which looks impossible. Another buyer z is interested in the property, but according to his needs the dealings have to be done before 5th June 2013. Is there any way out in this situation>?

The seller X can take a call on the sale to interested buyer Z on Y's inability to clear payments.
