Legal Question in Real Estate Law in India

My father died without will. Now he have one land with no registration, one land with registeration, some share certificate in his name.

My dad leave behind mother, me(son) and younger son. As per hindu law of succession, we 3 shud get the property, but i hear we need succession certificate, some say its only for moveable property. I am confused.

And what kind of lawyer i should go to for help? Lawyer needed? i live in small village in karnatak, i shud get lawyer there or other are lawyer will do?

is certificate too much cost? all dad's property etc shud be added in certificate? pls advice me correct path

Dear Sir,

With the demise of your father, all his property vests in your mother. You should complete the title transfer process and get all the documents transferred in the name of your mother.

Succession Certificate or Probate of Will is not compulsory at all places.

You may consider engaging a local lawyer.
