Legal Question in Real Estate Law in Pakistan
my husband died 3 years ago leaving behind 4 children and a home in karachi that is on his name.now i want to transfer it on my name but 2 children out of 4 are not agreeing on this.is there any way that i can transfer the title on my name without their consent as my other 2 children are not mentally well and i may fear that these two might try to get their share as well after my death.please guide and advice me the procedure

The procedure is simple that you need get the legal heir ship certificate but the house would be transferred on the name of all legal heirs.
first you apply for letter of administration certificate from civil court who declare all of you as tru legal hiers of your deceased husband.
then applay for guardianship of your two children.
you not entitled to transfer complete house on your name.
