In India my mother want to gift me property but I can not be available physically. Can I give power of attorney to my sister?

It is advisable for you to be here as you need to accept the gift in the gift deed. However, you may also make your sister your attorney by sending her duly notarized or consulate attested power of attorney. But to be on the safe side, you presence is required.
