Legal Question in Real Estate Law in India

A lady given GPA of her property to his neighbour and that neighbour sold her property to somebody and got registered the sale deed with registrar,is such property called genuine to the buyer? or any complications arise in future?

We need to see whether such right to sell was given to him under GPA. If yes, the sale can not be challenged. Otherwise, it can be challenged and sale may be declared as null and void by court.
