Legal Question in Real Estate Law in India

sir,My mother was gifted land by her father in 1960, In 1962 she constructed a gr floor structure .In 1994 she added 2 more floors,a society was formed.We are members of the soc,residing on gr floor,my mother wants to transfer the flat to me. How best can this be done? By way of Gift, Release or relinquishment deed? HOW or IN what way would a GIFT DEED BE BETTER and stronger and more secure than a RELEASE DEED Please advice,ur help is appreciated
