Dear Sir / Madam,

If you wish the Will be registered, the beneficiaries i.e your son and daughter will have to be present at the Sub-Registrar's office. No, the Will you write signifies your desire and wish as to whom the title of your property will vest after you. So, your son & daughter will be able to dispose the property no sooner the title of the property is transferred in their names.
