Legal Question in Wills and Trusts in India

I want to buy a house in Inderpuri new delhi. Its a free hold colony.. Now the owner of the property, Mr Jai has died. Wife of Mr. Jai has also died. We have death certificates of both of them. There are three daughters of Mr. jai, all of them married. Now, Mr. Jai has not left any will, nor has his wofe. The 3 girls have transferred the mutation of property in there name. They dont have any succession certificate. They are also saying that they will provide me with reliquinshment deed, by one sister giving her rights to other 3.

Some history about the property :

This is the inherited property in which mother of Mr.Jai clearly made the will. She had 3 children (1 daughter, 2 sons) one of which was Jai. She made the will clearly that the Jai will get the ground floor, second son will get the first floor and daughter will not get any share. The partition deed and copy of will was given with the documents. So Uncle's and Aunt's coming into this property is not fesible.

So is title of the property clear just with mutation and relinquishment deed? Can i buy this property?

has the title of the ground floor been transferred in Mr Jais name. was the mother the owner of the property how did she get her title throug ownership or inheritance without seeoing the documents cant comment. contact 9312411481.
