Legal Question in Real Estate Law in Alabama

I have an Alabama tax deed on a piece of vacant land that was a common area a long time ago.

It is still registered to the developer however that partnership is disolved. Can I purchase the property directly from this disolved partnership to avoid doing a quiet title action?

Would it matter if you purchased the land? I mean, it still would come under common area if it is part of a subdivision that is recorded and accepted by a City. You would have to go to the city to get it released from the common area designation on the plat. And you would not need to quiet title if the statutory time has expired for payment of the tax deed.
