Legal Question in Real Estate Law in Alabama

I was just informed my apartment had been sold by new owner.

On 8/5/00,a note frm "new owner" stating the sale was complete,& he wants to discuss his plans.Earlier that same day I rec'd a phone message frm my lanlord requesting my rent(not due til the 6th).Later that same day I rec'd a "Notice of Intent to Terminate Tenancy 30 Day".I had no idea the place had been sold.Isn't there some type of protocal,regarding notice.Do I have to vacate within the 30 days.As I was informed by another tenant, the new owner plans on moving into my apt.I am disabled on Social Security,what about my security deposit.I can't afford financialy or physically in 30 days.Do I have any options?

If you had a month-to-month tenancy, the landlord has done the 'protocol' by giving 30-day written notice. If you had a lease for a fixed term, you can't be kicked out (without cause) until the expiration of the term.

Asking for the rent early was probably an act of cowardice, not being willing to face you after you got the termination notice, or assuming you'd be reluctant to pay.

There are laws requiring return of and/or accounting for security deposits. You should discuss your money and housing problems with the new owner and see if he will cut you some slack. The new owner may not be aware of your situation or may not be ready to occupy the place right away.

Negotiation sounds like your best bet, they seem to be on sound legal footing.
