Yes, but in US law is STATE specific (e.g. Arizona) let alone applying an Arizona lease to another country. We could sell you a form lease or draft one tailored to Sydney Australia but may be cheaper just to use a local attorney. By the way, commercial leases are the "tail that wags the business dog." Neither the landlord nor the tenant should treat lightly. Can have business for 20 years and find that lease does not allow your plans, has penalty provisions, etc. Well worth the attorneys fees to have benefit of favorable lease. Another by the way: There are "form" legal documents only for non-attorneys (i.e. there is properly no such thing.). Experienced business persons know how important carefully drafted legal documents are; that is why tall buildings are filled with lawyers and accountants.
