form or contract use

I need to know if there are any pre-printed forms out there that I could use to act as an agent for someone that wants me to go and do footwork for them to find property and a loan for them. I want to make sure that I don't do all of the work and he/she decides to go through another person to purchase what I have spent time searching for.

Are you a licensed realtor? If so, a written agreement stating exactly what you will do, and how you will be paid is crucial. This is not something you can waltz into a stationary store or go online and find a "form."

Be careful of using a written power of attorney for this function. State laws have serious limitations on the agent, and impose strict requirements and penalties if not used properly. Many people act like loose canons when they have power of attorney, thinking they can do anything they want. Not so.

What you really have here is an employment as a consultant agreement, and if you are not licensed, you will work through licensed brokers. As a consultant, you can be paid a fee. Make sure your agreement is in writing. I bet you will have a hard time drafting it on your own; it will be a challenge for an attorney to get it right. You should consult with one. If it is not economically worth while to see an attorney, you might want to move on to another project.

You may need a real estate license and mortgage broker's license in order to get a fee for the services you describe. You could act under an agency agreement, but I do not know of any forms.
