obligation to renew an agreement?

What law states that in order to renew a rental agreement after it has expired, both parties must agree and sign. One party does not have the legal right to force a new agreement.

Msny lease agreements provide that the lease will automatically renew if the tenant does not give notice of termination. Reread your lease for termination provisions. If there is no automatic renewal provision, and the lease says nothing about termination notices, you are probably a month-to-month tenant. Generally, to terminate a month-to-month lease you must give written notice one full rental period in advance.
