Legal Question in Real Estate Law in Arizona

I want to purchase a home in the USVI. The property is currently a vacation rental with bookings through 7/2013. If I make an offer, what language in the offer should I use to ensure I am not going to be sued by 40 different parties because their dream vacation just got ruined? The prevailing authority that covers the terms and conditions for the vacation rental is Arizona.

You would need to review, with an attorney, the contract covering the property being used as a rental, in order to determine your rights, duties and obligations arising out of the that contract and its effect on the title to the property. You also want to consult with a title company, if title insurance is available, or again, consult with legal counsel who will guarantee that you are getting good title to the property and what restrictions or obligations that apply to your ownership.
