Real estate purchase+ separation

Want to purchase a home of my own and then get a separation from my spouse. How long does the paperwork have to be filed with the county for me to purchase?

I'm already qualified to purchase.

Once divorce papers are filed, that will usually establish a date of separation and terminate the community property interests. To be safe, you should have your spouse sign a disclaimer of any interest in the house you intend to buy, before the close of escrow.
