Can I terminate commercial space lease?

I have signed a contract for a 5 year lease of commercial office space. However I have not yet made any payments nor have I occupied the office. I have over 30 days until my move-in date. Can I terminate my rental contract without penalty? I found out that the owner is running an illegal business - money laundering, tax evasion, income tax fraud. I do not want to be involved with these people. Can I terminate without penalty?

First, I would try to talk to the landlord and see if he'll let you out of the lease. The sooner the better.

If that doesn't work, then you should have an attorney review the lease. I hate to give "see an attorney" as the answer to lawguru questions, but in this case your question requires a review of the entire lease.
