termination of lease for cause

I'm a college student who signed a year lease. I've had constant problems. They changed ownership during my lease, new owners have not improved either. Specifically, the noise violations within the community is the main issue. I've quoted several ARS laws including my right to move out for cause, and my rights to a quiet community in letters to them. In addition, Management verbally told the community that security gates would be repaired(they wanted gate keys to re-program and fix it- collected the keys and never fixed the gate) and it never happens. In addition,services that were active when I moved in such as the computer lab, have been terminated. I followed procedures in contacting management about the problems, even headquarters, along with the police department. Nothing has been solved, the noise remains, and I want out of this lease. I gave them a written 30 day notice of vacating my lease, along with a letter that gives them 10 days to fix everything, and they havent responded. I want to move out of apartment legally, and do not want to be sued for unpaid rent and get bad credit. What else can I do to make my case stronger,get them to respond, and legally move out of my lease? Please help!!!
