I am writing concerning a messy family situation after my mother's death (4 years ago!)

My mother us all sign a form years before statting that the house would be seperated equally. She was waffling toward the end and said she wanted my brother to have it under certain stipulations which he has not fulflilled. He has lived there all along. He offered to buy us out a few months ago for $30,000 dollars, what the my mom paid for the house years ago. I lokked up realestate in that area and it seems to be worth much more than that. Is there some legal rights that we sisters have considering the circumstancres? Who would we go to for assistance thas is VERY affordable.

Since there was no will probated within 4 years of your mother's death, the property would be divided under the intestacy statutes. You should hire an attorney (who will be paid out of the estate) to open up an heirship proceeding which will appoint an executor (maybe you) to sell the house and distribute the proceeds according to law. Assuming there is no father to inherit the property, the estate would then be equally divided among the children. To give a proper opinion I would need to see the will and any documents signed by the siblings. You state there are conditions, unmet by your brother, but do not state what they are.
