Legal Question in Landlord & Tenant Law in Arkansas

Landlord eviction rights/laws, AR

My father has a tenant that has failed to pay rent for this current month of August. He has made attempts to contact the tenant, with no luck. The tenant is actually not living on the property, yet their belongings are still in the house. What recourse does my father have in this matter? From what I've read he cannot legally move them out on his own. He's already missed out on X-amount of dollars rent, yet must still make his usual monthly payments on the property. What if this entire month goes by and they still do not pay in Sept, nor do they return calls or attempts to contact??? Please advise.

You father has to file an unlawful detainer action against the tenants to recover the property. He may also be entitled to damages for breach of contract against the tenant.
