Legal Question in Business Law in California

I have been in a clothing retail business for 15 years. the building i am in has 6 spaces rented which when i started my business i was the only one selling clothes. My father had verbally agreed with the owner that he was not going to rent to any other person trying to sell clothing but 4 years ago the shop next to mine opened up selling their left overs of clothing they would sell to companies and little by little started adding more and more clothes up to know. know they are in competition with me and i put a claim to the owner but know the wife of the owner is taking charge since the owner has dymensia and doesant remember anything. The wife is not helping me and is saying that there is nothing she can do. What can i do? Can i take them to court? What are my chaces of winning the case?

With an owner who can't testify, and no written agreement, there is very little chance you can win in court.

As indicated, it is quite late to complain about the next door merchant, but you have nothing to lose but a little in attorney fees to involve a lawyer to try to 'persuade' the owner and merchant that it would be cheaper to resolve this informally than in court.
