With some exceptions you have 90 days to file suit to foreclose upon a mechanic's lien.

This question belongs under the heading of construction law, and if you re-ask it under that LawGuru topic heading you should get more and better replies.

As a genralist in business and real estate law, I can tell you where to look.

Take a look at Civil Code section 3144. It says (with some exceptions) that a mechanic's lien expires after 90 days from recording a claim of lien (not the be confused with the preliminary notice!) unless an action to foreclose the lien is commenced in a proper court.
