Landlord wont return security deposit

I lived in the same apartment for more than 17 years, now that I left my landlord doesn't want to return my security deposit. She says that the carpet must me replaced and I must pay for part of it. My lease states that the carpet must be replaced every 10 years and during the years I lived there it was only done once. It took them 11 years to do it and the carpet was already old.

Many things regarding the contract were not followed to the letter and now she says that I have to pay for the carpet. The carpet is in fair state and she says it's my word against hers. Can she really do that?

You might file a small claims lawsuit for return of your security deposit. Let the landlord prove that the carpet problem isn't normal wear and tear. Bring photographs.
