What kind of recource actions and expected outcomes should be taken when the Deed is unrecorded and the mortgage lender forclosed the property and evicted me anyway?

Your question is confusingly worded. As I answer this, I assume you mean that the person who originally owned the property was being foreclosed on, and deeded the property to you. The fact that property is subject to a deed of trust is deeded to a third party will not prevent foreclosure. The foreclosure relates back to the title the trustor (borrower) gave to the trustee under the deed of trust.
