Legal Question in Insurance Law in California

I rent 1/4 acre of my ranch to a father and son who have a small firewood delivery business.. they load and unload there truck on this lot..Is a waiver signed by them releasing me from liability should they get hurt sufficent for my protection. they've been doing it for 31/2 years with no problems. They don't make much money since they are usually a little late with rent.But I don't wish to make an insurance purchase by them covering me a burden. This issue came up from my wife being told that they would "sue the hell out of me" given the chance...I think this is an insurance agent hussle my wife to write a policy when one is not really needed..We are landlords for a walgreens,and IHOP restaurent. and they have insurance that releases us from liability. .I don't think treating this small sideline business of this nice father and son should be dealt with the same as big corporate renters like the above mentioned. thank you.

Yes, a properly drawn waiver can minimize any risk of your liability for a claim by either of them. And if you have properly insured yourself, even if a claim were made, it is not something for which you would be personally responsible. :Your understanding and compassion are to be commended, not criticized.
