California Tenant's release, waiver & indemnification

I am a potential tenant and the landlord has attached to the Rental Agreement a global release by T for all liability (including L's negligence) and waiver of T's right to sue.

Is this valid under CA law if I sign?

I wouldn't recommend signing a lease with those draconian provisions. Either negotiate removal of the terms, or look elsewhere. Who knows what's lurking in the rental unit? Why should you give up your rights if something the landlord does causes you injury or harm?
