Legal Question in Landlord & Tenant Law in California

Damaged artwork

I have artwork that was submitted to a gallery. The restaurant above had a water leak that irreperably damaged my artwork. I was asking $5000 for this piece, of which $2500 was owed to me. The restaurant is refusing to pay the full $2500 that I am owed. What would be my best way to get my money?
