Legal Question in Landlord & Tenant Law in California

Despite giving 24 hours advanced notice to my tenants to do a safety inspection of my rental house, my tenants have informed me that they will not allow me to inspect the house as it affects their enjoyment of the house, peace, and tranquility!

What should I do to inspect my house? My neighbors have reported suspicious traffic to my house. Unfortunately, I have bad and unreliable tenants.

You may not violate your tenant's right to the quiet enjoyment of the exclusive right to possession of the premises for which they presumably pay monthly rent. If you suspect unlawful activity of some kind, the appropriate remedy is not to take the law into your own hands and conduct a "safety" inspection. Call the police and make a police report.

Remember you may own the house but YOU DO NOT LIVE THERE ANY LONGER.
