Legal Question in Landlord & Tenant Law in California

I am a landlord to my son and his roommates. Each tenant has their own lease. One tenant (now dating my son) has now recsued a Siberian Huskey form the pound and brought her home with out prior written consent from me or even talking to me about it. We are using a standard CAR LR form 30 day month to month with a No Pet clause. I have offered to let her keep the dog with a $400 deposit but she feels that is unreasonable. In addition to that I wanted her to sign a new lease with an addendum Now she is coming at me with doctors letters for an ESA. I see that Civil Code 54.2 says the animal must qualify and be specially trained. She says it does not apply because it is for her emotional support. for the dog and get a insurance liability waiver to release me from any actions the dog may do. I do not really want the dog there but I am trying to accommodate. She has at no time ever spoken with me about her emotional stability or even spoken of getting a dog she just did it. I do not want this to get ugly but I am not even sure what to do. Please advise.

You can evict her if the dog does not qualify. Or you can modify the lease and ask for a pet deposit. The choice is yours.
