How many day notice to vacate does a landlord have to give to a tenant of a duplex? Is it 30 or 60 days?

Depends. Is the lease oral or written? If written, look to the lease. If oral or month to month, how long has the person lived there? There is a new law that increased the original 30 day to a 60 day for a month to month tenant that has lived in the location for over a year, but without more info, I can not be certain if this applies in the situation you describe.

The question needs more facts. Are you in an area with rent control? How long have you resided in the premises? What does the lease say?
