leases

If a lease is for 6 months and you pass that time frame ie 14 months in rental unit. Do I have to still obey the rules of lease? ie no pet clause, I was just dog sitting for a friend and the landlord threatens me if I bring the dog on the propery, he will evict me? Also I gave 30 day notice, 15 days ago and have 15 days left. Can the land lord evict me in the remaning 15 days? For having a dog visit? thanks for your time!

When a lease expires you are still obligated under its terms and conditions. The only change is that the rental period becomes month-to-month. If you are not allowed pets, then the landlord has a right to evict you if you don't remove them. In your case, it was a temporary situation, and if the dog is no longer with you, the landlord has no grounds to serve you a three-day notice to perform (i.e. remove the pet) or move out. This is because you've satisfied the terms of the three-day notice by not having the pet anymore. If you gave 30 days notice to quit, and there's 15 days left, the landlord most likely will not try to evict you because it will not be cost effective, i.e. you are leaving in 15 days and it will take him about 45 days to complete an eviction.
