Legal Question in Landlord & Tenant Law in California

On month to month rental does the landlord have to have valid reason for eviction? agrrment statues rent due on !st. I have paid late for the majority of 7 years without issue. Can this be used to evict? If eviction process was started can I use all of the safety issues landlord didn't fix against him?..

In non-rent control area the landlord does not need a reason to terminate a month to month agreement. You can raise retaliation as a defense if the landlord terminated the tenancy because you requested repairs. It would be your burden to prove retaliation in court if it gets to that point.
