Legal Question in Landlord & Tenant Law in California

Move-out inspection

My former tenants are suing me for the rest of their security deposit about $1100 allocated for repair and cleaning. They agreed to pay me $400 out of $1500 for garbage collection fees they left without paying to the sanitary service company, which was put on to my account. I showed up at the property for pre-move-out walkthrough the day before their scheduled move-out day, as we had scheduled, but their furniture was still covering walls, their belongings were spread out everywhere (almost no room for walking), it was impossible to conduct the inspection. I ended up giving them an extra 9 days of rent provided to them at no charge by the time they finally moved out. However, they did not fulfill their obligation Accordingly, I hired contractors to handle the matters. I am a little concerned if they could use the fact I did not conduct the inspection before they moved out against me regardless of the circumstances. Though I was generous, and I was willing to do so, they were never ready for it. Please advise.

Re: Move-out inspection

In California you are required by law to give the tenants a pre-move inspection and you are required to give them notice of same. Just go to court and tell your story. Bring all receipts and witnesses if possible.
