Reasons Landlord Can See Inside Property

I served a 3-day notice on tenants that moved in a month ago and who signed a 2 year lease. Reason: for damages; they have already put several holes in the walls, 2) have unauthorized tenants and 3) pets and haven't mowed the lawn which the contract says they have to. How do I get inside to see if this still exists and what do I do if they claim everything has been satisfied but it isn't. They all accuse the other roommates of unlawful drugs but that one is hard to prove. Police there 2x's for claims of violence of 1 roommate against another. Rent has been paid. So, again what are reasons landlord can enter and what can improve my chances of evicting them? They have rich parents who are defending their conduct.

The 3 day notice should be for "committing waste", and must specify the damages.

You may check inside after giving reasonable notice regarding inspection. The courts have deemed reasonable notice to be 24 hours. Hand them a letter regarding inspection, or post it on the door if no answer, wait 24 hours, and enter.

Only if there is an absolute emergency (such as fire) may you enter immediately.

Rich parents or not, you shouldn't need more than you have written here to evict. However, I would retain an attorney to immediately write a letter

demanding that they vacate, outlining reasons as set forth above, with a copy to the parents.
