Redund a security deposit if tenants do not move in

I received a signed lease agreement and $500 security deposit to hold a home on june 15th with a move-in on july 15th. PRevious renters had frauded PGE and PGE removed the meter four days before new renters moved in. Took some work but we got a meter to be installed in time for move in. New reners felt this was bad karma and backed out. they want there deposit back. do i have to return it?

I am assuming that you are the landlord.

It would depend on the agreement dated on June 15. Read your provisions on that.

If for some reason you don't have a written agreement, you have problems.

I would try to rent the home ASAP, and refund 1/30 of the deposit for each day vacant.

It would behoove you to hire an attorney, if for nothing else than write a letter to the absent renters.
