Why did the neighbors call authorities? The landlord's dog almost attacked my family coming home...Question is why is his dog there? He does not live there and we do not own a dog!

Why is the landlord sleeping in the basement (level underneath w/a private entrance) of a single address leased property.

According to CIVIL CODE section 1954.

A landlord may enter the dwelling unit only in the following cases:

(a) In case of emergency.

(b) To make necessary or agreed repairs, decorations, alterations or improvements, supply necessary or agreed services, or exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workmen or contractors.

(c) When the tenant has abandoned or surrendered the premises.

etc,etc,etc.

A perfect example is to find an employee from the dealership that you lease your car from sleeping in the back seat of your car in your driveway? Is it called great customer service or complete opposite?

Why is he high risk? Kidnap and rape of a few women as in calculating plans of capture for cavemen type sex...First thats against the law and the sick part is the follow through even when its completely wrong.

You, obviously, are very bright and have researched this well.

You need to break lease ASAP.

Landlord has breached your right to quiet enjoyment. If I were trying this case (In court) I would argue (and be correct) that the basement is part of the dwelling.

Throw in the dog, and his prior conviction, violate your rights to the premises.
