You will need to serve a 30- or 60-day notice to quit, depending on their longevity in the house. Then, if they don't leave when the time expires, you will have to file an unlawful detainer lawsuit in the superior court. If you feel like it, you could offer them a cash incentive to leave, to avoid having to go through the legal process.
