Legal Question in Landlord & Tenant Law in California

I rented a 3 bedroom house with an agreement that the landlord could have approx. 30 days to remove "their" personal belongings from the 3rd bedroom. HOWEVER, I have been there 16 months and "their" possessions remain in the 3rd bedroom and their possessions still remain in 1/2 of the garage. So, in essence I have been renting a 2 bedroom instead of a 3 bedroom. What are my recourses against the landlord?

You can sue for damages in small claims court, arguing that you have been overpaying for the 2 bedrooms you actually have been using.
