Legal Question in Landlord & Tenant Law in California

I have rented this house for 4 yrs...there was a hole in the ceiling and it leaks water from my shower upstairs. The hole is now about 4x4inches big. Landlord has not repaired it yet. Also I have told the landlord about the garage door not opening because the driveway concrete is cracked about a year ago, still not fixed. Now the garage door is not functional at all and doesn't lock. I am paying 1650 for a 4bdr 3bth and 3 car garage. Can I deducted from rent until he fixes the damage? I believe It's a security issue now due to the fact I cannot lock the house when I am gone. And the floor around the shower is soggy.

First you need to call the local housing/building authorities and have them confirm the issues affect habitability. You then must give formal notice to the landlord that they must be fixed. If they are not fixed after that, you can deduct and repair, or escrow the rent until repairs are made.
