my renter is one month behind, I have severed the 3 days pay or quit which is Jan 2, 2017

They still not pay or move out

What's do we do next? I am out of state and do need some advice

The next step would be on Monday to file an unlawful detainer lawsuit. However, there's a lot of opportunity for mistakes that could cause it to fail. I agree with my colleague about hiring an attorney as part of the cost of being in the landlord business.
