retail tenant lease termination

With two years to go on my retail space, I am forced to abandon the property. Am a liable for all the rent until the end of the lease?

The landlord has the duty to mitigate damages by trying to find another tenant. The landlord must make reasonable efforts to advertise the property and try to get a new tenant. You would liable for whatever balance was left after mitigation.
