Legal Question in Landlord & Tenant Law in California

Similar Business moved next door to our business

Our party store has been in the same location for over twenty years, although we just bought it last year. Our landlords rented out the empty store next to us to a dollar store which not only sells party supplies, but is making it a point to emphasize the fact that it sells party supplies. It has turned it's front window into almost all party supplies. Little by little they are turning their dollar store into a dollar party store. Unfortunately, we did not get any exclusivity clause in our lease. Do we have any way to fight this? If not the landlords, Is there anything we can do to the Dollar Store? To throw another wrench into this. Our shopping center has been sold, so now we have a new landlord.

Thank you
