Tenant Eviction?

I need help please! I've been living in an illegal detached garage (I know bad idea) in West LA for the last five years. My LL and I signed a lease when I moved in. Earlier this year my LL and I agreed I would move out by the end of the year but now I don't want to go (I've had some misfortune). He is offering me $3500 to leave but that's not enough for me to move. Isn't there a law that he has to pay me relocation money? Can he evict me? Does it matter that its not permitted? Can I sue him? Thanks for help, I'm screwed if I have to leave.

There is a law which provides for re-location amounts to be awarded in appropriate circumstances of which it appears is applicable to you.

2.Can he evict me?

Yes, if the unit is illegal you should not have been there anyway. Building and Safety will order him to vacate the premises or bring to code. In which case a failure will get LL fined/criminal filings. So he will eventually likily push for your vacating.

3.Does it matter that its not permitted?

This question was answered above by implication. Yes it matters.

4.Can I sue him?

Yes you may independently or cross complain in the unlawful detainer

Seek legal representation for more specific assistance. Some lawyers might take this case on a PARTIAL contingency or otherwise work out a reasonable fee agreement.
