Legal Question in Landlord & Tenant Law in California

tenents rights

I am renting a condo from the owner and he will not give me a key to the mailbox or pool. He told me it is my responsiblity to pay $ 50.00 for the post office to change the lock and $ 25.00 for the pool key. Also when we moved in nothing was cleaned and we are finding alot of things wrong with the place. I signed a 6 month lease and I want out already. He is also having me walk in to his bank to make the payment. How does he know the payment was from me and not from on of his other condos. I feel I am being scammed. He is very demanding when it comes to a payment and insist I only make my payment that way. He also is trying to get out of replacing thngs for new. he asked the handyman if he could get away from not replacing the toilet. Know the oultets in my room do not work and the oven smokes. The pipes make noises when my kids take ashower. I feel unsafe and just want out asap. what are my rights or can the direct me into looking up codes of violations. please advice asap. I am desparte and stressed.
