wife also owner taking over husbands duty due to his health

How do i go about notifying tenants that im taking over as manager and maybe giving a 60day or 30 day notice to move or raise the rent again in less than a year if possible when there was only an oral month to month rental agreement in a city were there is no rent control. id like to do things the legal way and write up a month to month agreement. we rent 3 units to relatives so my husband would always have them pay rent way way below the fair value and didnt charge them security deposit or anything. they all have been renting for more than 3 yrs we have installed new carpets twice, repainted twice, had to extenseivly clean the apartments before we repainted put in new expensive tile in all. to tell the truth we are destined to lose our property if i dont take charge and help ourselves instead of the tenants!

For tenants residing in units for less than a year, a 30 day notice of change in terms (increased rent) is proper. For tenants who've been there over a year, use the 60 day notice. You can only raise the rent a certain maximum. I will determine that if you'd like. I believe it's ten percent. Good luck.
