Legal Question in Real Estate Law in California

I have a 2 part question PLEASE...

[1]...When transfering a ''Title'', when the selection is made as:

''As a INDIVIDUAL'', what exactly does this mean?

[2]...What qualifies a individual?

Thank You,

Re: I have a 2 part question PLEASE...

1. It simply means what is says...an invidual...as opposed to a corporation, partnerhship, etc. It is really unnecessary. Sometimes people will hold title in certain ways to document that status of their property such as "John Smith, a married man as his sole and separate property).

2. An individual is an individual...a person.
