Legal Question in Real Estate Law in California

Adding a Name to a Property Deed

My Grandmother wants to put my name on the deed to our house rather than making it go through probate when she passes away. My question is, is it better to add my name to the deed and how do you do that or should she do a living trust to avoid probate?

Re: Adding a Name to a Property Deed

Simply adding your name to the deed may result in imputed income to you (based on value of house). You may want to put the property in trust with you as beneficiary. This will be considered inheritence rather than income. Call us if you want help on this.

It would be better for all involved if you do a trust. I have done this many times and do the basic trust for you for $500. You may contact me.
