Sound like someone owes you some money.

I would suggest that you find an attorney in your area, and go after them.

I agree that you probably need to sue, and through someone local in the county where the property is located. However, I would add the following:

(1) Review all the written documents to see what references, if any, are made to the status of the buildings. The disclosure may appear in one of the attachments to the contract of sale, or in the title report, or elsewhere, and may to a greater or lesser extent weaken your case. You may also find additional references to there being two units, which may strengthen your case, depending on where it appears, who makes the representation and how it is phrased.

(2) Be sure to include all the brokers and agents including your own, and the seller(s), as co-defendants.

(3) Before drafting and filing the complaint, do your homework on the amount of damages you have or will incur, and consider making a demand for compensation. It will probably be denied, but you might save the costs and delay of suit.

(4) Finally, don't delay; you might have a statute of limitations issue.
